30-Unit Georgetown Conversion Along K Street Gets Green Light

A Georgetown office-to-residential conversion that has been working its way through the approvals process for the better part of a year received a key approval last week.

The Old Georgetown Board (OGB) gave the go-ahead to One Street Commercial Properties' plans to convert the five-story office building at 3333 K Street NW (map) into a 30-unit mixed-use development.

One Street purchased the building in 2025 with conversion plans in mind. The property was formerly home to the headquarters of Legal Services Corporation, which relocated to space at 18th and Eye Streets NW. The conversion plan calls for gutting the interiors to create two ground-floor retail spaces with 30 apartments or condominiums on floors two through five. The existing penthouse level will be removed and replaced with two new floors, topped by a penthouse complete with a pool, roof terrace, and garden areas. Rich Markus Architects is handling the design.

The road to approval was not a quick one. The project went through three rounds of concept review before the OGB before landing on the consent calendar, with the Historic Preservation Office noting last December that prior OGB comments had been folded into subsequent iterations of the design. The board's approval does come with one condition: a materials mockup — covering items like roof color, brick, and window frames — must be reviewed by the OGB before construction gets underway.

"We have received key milestones with OGB to advance this project," Kevin Brandes of One Street told UrbanTurf. "We are in the permitting process now and plan to start construction this summer."
