265 Square Feet: Inside the Smallest Home on the Market in DC
Today, UrbanTurf takes a look at the smallest home currently for sale in DC, with a peek inside what is not only the most compact unit, but also one of the cheapest homes on the market in the city.
The studio at 430 Irving Street NW (map) in Park View spreads out over just 265 square feet, and comes with a similarly low price tag of $169,000. The condo is owned by a foreign service officer who uses it when she is in the U.S.

The condo had a few furnishings that are common for a unit this small, such as a futon that doubles as a couch and a bed. However, listing agent Jaime Willis decided to forego staging and buy furniture that made sense for the unit. There is the kitchen island with built-in storage that could be used as a dining table or a desk. There is an ottoman with built-in storage that is heavy enough for a guest to sit on. If a prospective buyer likes the furnishings, Willis said they will be offered for sale with the unit.
While space is at a premium in the condo, it's not the smallest to ever come across UrbanTurf's radar. Back in 2016, we covered a Columbia Heights unit that clocked in at just 209 square feet.
So far the prospective buyer pool has included investors who would rent the unit out, an army veteran, and a police officer who works in DC, but has a primary residence in Baltimore.
