The Red Rocks Residences: 26 Apartments Proposed Around Columbia Heights Pizzeria

A new residential development is on the boards that would essentially hug Red Rocks, the Columbia Heights pizzeria. Heights Holdings has applied for zoning relief in order to construct a four-story, 26-unit apartment building at the corner of 11th Street and Park Road NW (map). 

The 4 two-story rowhouses on either side of Red Rocks will be razed and replaced with the new construction. The 5,574 square-foot site is zoned MU-4, permitting by-right moderate density mixed-use.

The PGN Architects-designed project will have 22 one-bedrooms across the cellar through the third floors, ranging in size from 388 to 694 square feet. The remaining four units will be bi-level penthouse duplexes with access to terrace space: a 985 square-foot one-bedroom, a 1,534 square-foot three-bedroom and a pair of two-bedroom units (1,083 and 1,620 square feet). 

The applicant is seeking relief from providing the required four parking spaces due to the proximity to multiple public transit options and the limiting nature of the site. The proposed project would also need relief from rear yard requirements.

A zoning hearing has not yet been scheduled; the application stated that plans will be presented to the ANC 1A at the next meeting, if possible.
