$2.5 Million and Up: Luxury Home Sales Rise 20% in DC Area in 2025

While it has been a pretty flat year for the DC-area housing market, the volume of high-priced home sales has increased notably.

Home sales north of $2.5 million are up approximately 20% through September compared to the same period in 2024, according to data from Bright MLS. The sector that saw the biggest jump was the $5 million+ segment, where sales rose 28%; sales of homes in the $2.5 million to $5 million range are up 19%, year-over-year.

A couple of factors are likely at play when it comes to the increase in sales. One is the "Trump Effect", a nod to how the current administration resulted in a number of high net worth individuals moving into the region. Another is that higher interest rates don't factor into many transactions as wealthy buyers often opt to buy in all-cash transactions.
