24 Net-Zero Affordable Apartments Inch Forward on Florida Avenue

Over a year ago, DC's Department of Housing and Community Development awarded the development rights to deliver an all-affordable development on city-owned land in the Truxton Circle area. Now, those plans are moving forward.

Mi Casa has returned to the city with plans for the Barnett-Aden Apartments, a 24-unit project slated for the corner of Florida Avenue and Q Street NW (map). The nonprofit is seeking zoning approval to extend the MU-4 zone covering most of the 12,402 square-foot site into the RF-1 portion of the site.

The unit mix will include one-, two- and three-bedrooms, all for households earning up to 30, 50 or 80 percent of median family income (MFI). The development will include a solar array with aims of constructing a net-zero building, and will include 6,385 square feet of ground-floor commercial space and 11 rear surface parking spaces. In the latest proposal, there will also be 2,895 square feet of non-profit office space on a mezzanine level. Powe Studio Architects is the project designer.
A zoning hearing has not yet been scheduled.
