The Near Southeast development pipeline continues to grow, as plans for a CSX Transportation-owned property begin coming to the fore.

Developer Greystar has applied to deliver a mixed-use hotel to a portion of the 10.85-acre site at 861 New Jersey Avenue SE (map). The ten-story building will have up to 200 hotel rooms and street-level retail, along with a rooftop lounge. The development team is seeking zoning relief from the build-to line requirements in order to ensure an uninterrupted streetscape along New Jersey Avenue. 

The BZA application also teases plans to construct two by-right residential buildings, potentially also with ground-floor retail, on the site. R2L:Architects is the project designer.

CSX has long used the site as temporary railroad-related storage and staging for nearby construction of the Virginia Avenue tunnel. No zoning hearing has been scheduled yet; the developers plan to present the proposal at a meeting of the ANC 6D in December.
