19-Unit Development Planned For MacArthur Boulevard Gets Important Endorsement

A residential project on the boards for a neighborhood not known for new multi-family development got a key thumbs up on Monday.
ANC 3D approved a Board of Zoning Adjustment (BZA) application for a 19-unit apartment project on the triangular site at 4885 MacArthur Boulevard NW (map), one of the main retail strips in DC's Palisades neighborhood. The proposed apartments would be constructed above retailers Black Coffee, Café Vino and Dodge Chrome.

The new project, designed by Teass\Warren Architects, would consist of one- and two-bedroom apartments with three apartments reserved for Inclusionary Zoning. The developer is going before the BZA next week to get relief from the loading and set back requirements for the address.
While the ANC approved the BZA application, a number of conditions were included in their resolution. Specifically, apartment tenants will be restricted from getting a residential parking permit (RPP), and the restaurant retail spaces must be leased to restaurants (an exception would be made if the developer is unable to find a restaurant after a reasonable amount of time). The developer will also donate $10,000 to improvements to the triangle space of grass near the bus stop.
