1,500 New Residences: The Plans for JBG Smith's RiverHouse Look To Move Forward

Northern Virginia's most prolific developer is looking to move ahead with plans for one of the region's biggest new development projects. 

Last week, JBG Smith filed an application for a new phased development site plan with Arlington County at RiverHouse, the 36-acre development bounded by Army Navy Drive, South Joyce Street and South Lynn Street (map). The application is the latest step in a plan to bring 1,500 new residential units across a number of different buildings to the RiverHouse community in the coming years. 

“To facilitate the RiverHouse Neighborhood’s redevelopment, the Applicant is hereby applying for a new Phased Development Site Plan,” the application stated. “Concurrently with this application, the Applicant is applying for a new Site Plan for Land Bay N and for rezoning of the R2-7 and C-O-2.5 portion of the Property to the RA6-15 Zoning District.”

JBG Smith's development plans consist of a number of new buildings, including: 

  • Two seven-story buildings delivering 916 units. New retail will front Joyce Street to create an effective transition between RiverHouse and Pentagon Row.
  • A new seven-story 102-unit building. 
  • An eight-story 185-unit senior housing development with independent, assisted, and memory care living facilities.
  • A seven-story 162-unit multi-family building. 
  • A total of 118 three and four-story townhouses geared towards family living, and a 32-unit condo building.

In addition to the new units, the development would include new public parks, forested spaces, and walking trails that will be part of the “Green Ribbon” network envisioned by the Pentagon City Sector Plan, as well as include a new two-way protected cycle track on Joyce Street.
