$12,493 a Month: DC's Most Intriguing Loft Hits the Rental Market
The Pierce School
The penthouse at the Pierce School recently hit the rental market for $12,493 a month, making it the largest and priciest rental in the city.
UrbanTurf’s affinity with the school turned residences at 14th Street and Maryland Avenue NE (map) is well documented, and the news that the owner’s unit is on the rental market is the latest chapter in the property’s history.
The main living room
Jeff Printz and Chris Swanson bought the former school at 14th Street and Maryland Avenue NE (map) for $275,000 back in 2000, and spent next five years transforming it into a massive loft on the top two floors, which would serve as their personal residence, with seven loft rentals below. In 2013, Printz and Swanson decided to put the school on the market and move on to their next project. Over the last 18 months, the building went under contract and then the deal fell through and there was also talk of selling the units as condos. UrbanTurf has reached out to Jeff Printz for comment, and we will update this article when he responds.
The home office
The owner’s unit at the top of the school consists of a 5,600 square-foot main loft level and another 4,000 square foot floor above that. The living areas, bedrooms, restaurant-sized kitchen and office are all enormous former classrooms. On the second level, there are four guest bedrooms and bathrooms, as well as a 14-person movie theater (the seats came from the first class section of an old airplane) and an 800 square-foot roof deck.

The rental rate includes furnishings and the massive space is available starting May 1. More photos below.
