110-Unit Affordable Housing Development Pitched For Northern Tip of DC

A large new affordable housing project is on the boards for the very edge of DC. 

The NHP Foundation has submitted plans to DC's Historic Preservation Office for a new six-story, 110-unit all-affordable housing development at 7050 Eastern Avenue NW (map). The new project, designed by Soto Architecture, would require demolishing the existing 36-unit apartment building at the address. A map amendment will also be filed with the DC Zoning Commission to rezone the property. 

The design of the new building will consist of a front elevation broken down with two projecting bays of different depths that rise four stories in height, and then the building will extend to a sharp angle formed by the rear edge of the site, which is angled due to the Metro line.

"The main mass of the building is differentiated in a natural wood tone siding, with the sixth floor set back from the main block," documents filed with the HPO stated. "Along the sides of the building the massing is aesthetically broken down into four smaller volumes through articulations of grey, white, and wood tones of panel siding and lap siding, and through subtle projections. A mix of recessed and Juliette balconies creates visual interest on the front and side elevations."

The project will have just under 4,000 square feet of space dedicated to amenity space and residential service areas. There are parking and loading areas located below grade.
