The Zoning Committee voted Monday to give final approval to the Shapiro Residences, a large-scale mixed-use project in Union Market from developer Edens.

Commissioner Robert Miller moved for final approval on the the project, located at 1270 4th Street NE (map), after a quick discussion on the project’s unusual parking plans. The motion was unanimously accepted.

“They did a good job on some of those things we asked for,” said Chairman Anthony Hood. “I’m not sure if it met everyone’s needs, but it met mine.”

The project includes two buildings, which together will include 545-680 units and 40,000 square feet of retail. The larger south building, with 415-510 units, will be built first; before building the smaller north building, Edens will need to get the final go-ahead from the Zoning Commission. Shalom Baranes is the architect on the project. Edens received preliminary approval for the project in late April.

Commissioner Peter May expressed concern on Monday about the proposed parking, which calls for expansive spaces of 18 feet with a 24 foot drive aisle. However, he said, it wasn’t something he felt strongly about.

“But I will remark this is unusual,” he added.

The proposed parking has been a point of contention throughout the process. Edens, which is working on a large expansion of its market building along with other development in the area, said the large amount of parking is needed to meet current retail demands and to meet the new demands that the mixed-use building will create.
