Metro Garage in Alexandria Slated for Residential Redevelopment
The Washington Metropolitan Transit Authority (WMATA) continues to make moves with its real estate portfolio.
On Friday, Trammell Crow Residential (TCR) announced its selection by WMATA to purchase the Royal Street Bus Garage at 600 North Royal Street (map) in Old Town Alexandria.
After winning the competitive bid process, TCR will begin engaging the community as it seeks to rezone and redevelop the site. The 48,500 square-foot building sits on a two-acre lot. The brick structure was constructed in 1933.

"We will be seeking a CRMU-X zoning classification through the [Development Special Use Permit] process and in conformance with the Old Town North Small Area Plan," Trey Kirby, Vice President of TCR, told UrbanTurf. That zoning classification allows for by-right mixed-use commercial and residential, although TCR currently anticipates developing an all-residential building.
This is the most recent in a series of moves WMATA has made to enable redevelopment of its properties, including the current solicitation of feedback on plans to build on the surface parking at Deanwood Metro and the application to rezone the agency's downtown headquarters for a potential future sale.
