Under Contract: The Price is (Now) Right Edition

In Under Contract this week, we look at several properties that UrbanTurf has featured that needed to adjust their prices before being snatched up by a buyer.

Willard Street Two-Story One-Bedroom
Featured as our Deal of the Week in early September, this Willard Street one-bedroom stood out (for what we thought) was a good bargain given its ample square footage and north Dupont Circle address. At $334,000, the small kitchen and cave-like bedroom (and the fact that it was a short sale) may have deterred potential buyers; the price kept dropping throughout the fall, landing at $299,900 in early November, and the home went under contract earlier this week.
- Full Listing: 1731 Willard Street NW, #105 (map)
- Price: $299,900
- Bedrooms: One
- Bathrooms: Two
- Square Footage: 875

Two-Bedroom Condo Not Far From Adams Morgan
UrbanTurf has been tracking this two-bedroom condo between Adams Morgan and Dupont Circle since it emerged on the market in July at $439,900. We featured it in Best New Listings, again when the price was slashed by $10,000 in September and yet again by $14,000 in October. Earlier this week, the property went under contract after almost four months on the market.
- Full listing: 1751 U Street NW, #2 (map)
- Price: $415,000
- Bedrooms: Two
- Bathrooms: One
- Square Footage: 748

16th Street Heights Four-Bedroom For All Seasons
UrbanTurf was charmed enough by the sun room and front porch of this four-bedroom home near 16th and Crittenden Streets to feature it as a Best New Listing when it hit the market in late September. The price wasn’t quite right and dropped ever so slightly in late October, from $609,000 to $595,000. At the new price, the property found a buyer after almost two months on the market.
- Full listing: 4705 16th Street NW (map)
- Price: $595,000
- Bedrooms: Four
- Bathrooms: 3.5
- Year Built: 1942
