Under Contract: Gone in About a Week

In Under Contract this week, UrbanTurf looks back at properties it has featured over the past couple weeks that were snatched up by DC’s alert buyers in just a matter of days. The listings below are either under contract or the listing status has changed to sales pending.
Two-Level Condo in a Petworth Rowhouse
Featured as one of our Best New Listings in early November, this large condo spans the upper two levels of a Petworth rowhouse, giving it the space of a house and the finishes of a condo. The bedrooms are upstairs, and a stylish open living area fills out the first floor. The wider than average girth also contributes to the condo feel. The home found a buyer a week after it hit the market.

Renovated Urban Castle on Capitol Hill
This turreted five-bedroom home was featured in the same edition of Best New Listings as the property above; and in similar fashion, a buyer snapped it up in about a week. In addition to turrets, the grand house has plenty of interesting nooks and skylights. The flow, size, and finishes seem to justify the $1 million price tag. According to poet realtor Tom Faison, the new owners will “feel so famous, they’ll have groupies count the windows.”

A Dupont Circle Victorian That Has Maintained Its Charm
Even high-end listings are going quickly these days. This giant Victorian, another one of our Best New Listings, was renovated but maintained its 1920s charm. Details like a checkerboard floor in the kitchen, a clawfoot bathtub and original fireplaces attracted a buyer within a week. For the high price tag, the new owners will feel justified living it up with luxurious features like a walk-in closet as big as a room (it even has seating), a sitting area off the master bedroom, and a dedicated library.
- Address: 1632 Riggs Place NW (map)
- Price: $1.495 million
- Bedrooms: Four

Capitol Hill Warehouse With Lofty Potential
This property generated a lot of buzz when we wrote about it just before Thanksgiving. The blank-slate building in a Capitol Hill alley was built in the 1890s and aside from a solid-brick partition wall and a few loft storage spaces, the interior is largely empty. (A previous owner used it to store classic cars and furniture.) The property is zoned R-4, which means that the site can be used for single-family residential uses (including detached, semi-detached, row dwellings, and flats) or projects up to six units, depending on the lot size, but some informed commenters noted that the new owner may face some hurdles as far as turning it into something special. Still, the owner found a buyer after just a few days on the market. We have reached out to the listing agent to see if he knows what the future holds for the property.
- Address: 1237-1239 Rear C Street SE (map)
- Price: $450,000
