Under Contract this week is filled with homes that UrbanTurf has featured that spent anywhere from two days to a little over three months on the market.

Georgetown Home of Big Planet Comics
Back in February, UrbanTurf reported that the row house that has been home to Georgetown comic book store Big Planet Comics was up for sale. It only took a little over three months, but the listing is now under contract.
We noted that the row house did not seem like a feasible option for a small business entrepreneur who wants to open up a little store downstairs and live upstairs. (For one thing, the property doesn’t have a kitchen.) That said, the listing is zoned for both residential and commercial use and is fairly ideally located for the business-minded buyer as it sits just off of Wisconsin Avenue not too far north of M Street. We’ll keep an eye on what becomes of the space, and if Big Planet Comics opens up another store in addition to its Bethesda, Vienna and College Park locations.

750 Square-Foot One-Bedroom in Historic Logan Circle Building
This one-bedroom in Logan Circle was featured in Best New Listings earlier this week, and falls into the “that didn’t take long” category as it went under contract within 48 hours of being on the market. The unit is in the Saxa House, an M Street property built in the mid-19th century. The 750 square-foot top-floor unit has hardwood floors, a fireplace, and a set of large windows in the living room that let in a lot of light. There is also a small outdoor space attached to the unit, and parking is available for rent to the eventual owner for $200 a month.

Deal of the Week: A Capitol Hill Renovation Project
When we wrote about this Capitol Hill row house as a Deal of the Week about a month ago, we noted that home buyers usually fall into one of three categories:
- Those that want to move into something in turn-key condition.
- Those that buy a home with the plan to renovate and update it over the course of a few years.
- Those that want a complete fixer-upper.
Built over a century ago, this three-bedroom Victorian in Capitol Hill falls into the second category. The interior spreads out over about 2,400 square feet — 1,800 square feet on the main and upper floors and over 500 square feet on the lower level. The oak floors, glass doors, sidelights and handrails are all still intact from when the home was originally built. While the home is being sold as is and is in need of some work, the roof, water lines, windows and heating systems were replaced recently or are in good shape. It took just over a month for the home to go under contract.
