1451 Belmont Street
This week’s Deal of the Week is in a slightly higher price range than the listings we normally pick for this feature, however we still consider it a deal. This two-bedroom, 2.5 bath condo at 1451 Belmont Street NW, #113 (see map here) is the largest unit in The Fedora building in Columbia Heights. And, at $400 a square foot it is one of the cheapest. (A unit recently sold in the building for $480/sf.) The condo is not only priced to sell, but the listing agent is also the owner, so his commission is not factored in to inflate the asking price.
The two-level unit has 19 windows that face south and east providing a good deal of natural light to the open floorplan on the first floor. Both bedrooms are large and the master suite has a walk-in closet. The unit has a private patio area and the building also has a large roof deck with 360-degree views that the owner considers one of the property’s best amenities. The listing price includes a garage parking space, and an additional space is available for $25K. More details below.
Here are some monthly payment calculations based on a 15 percent down payment and a 30-year fixed rate mortgage at 4.78%.
