The Coronado: Making a Name for Itself Quietly
Chances are you are not familiar with The Coronado. The 28-unit boutique building at the southern tip of Adams Morgan has not done any advertising and word of its existence is largely through word of mouth.
Despite the lack of marketing, 16 of the 28 units at the development are under contract, and that is without the building even being finished. Completion of the remaining units is expected in the coming weeks, and the remaining 12 units will be put into the MLS soon.
- Location — 1840 Vernon Street NW (see map here)
- Living Space — All of the units at The Coronado have very open floor plans with stained oak floors, energy efficient windows, recessed lighting and high-end kitchens. Most of the units have 11’ ceilings (the penthouse ceilings are 14’) and a number come with some sort of outdoor space (balcony or patio). The exact square footage of the units is unclear, but a person familiar with the project estimated that the smallest one-bedrooms are just under 600 square feet and the largest two-bedrooms are around 1,200 to 1,300 square feet.
- Price Range — One-bedrooms start at around $300,000 and the higher end two-bedrooms with dens start in the mid-$600s.
- Parking — There are eight underground parking spaces available for $35K a piece. The buyers of two-bedroom units get priority for these spaces.
