From time to time, UrbanTurf takes a look at the residential developments on tap for areas around the DC region. Most recently we've looked at the emerging Union Market neighborhood as well as H Street. This week, we're crossing the border to Maryland to check in on a slate of development planned or under construction for downtown Bethesda.

JBG is building 244 residential units with 6,100 square feet of ground-floor retail at 7770 Norfolk Avenue. Construction on the units started about a year ago and the project has a planned delivery date of late 2015. It will include four levels of below-grade parking.
This site at 8300 Wisconsin Avenue (map), formerly a Clarion Hotel, was planned as a three-building luxury condominium complex called Trillium in 2006, but then-developer The Patrinely Group was unable to secure enough sales to start construction. The site was purchased by current owners StonebridgeCarras in March 2011 for $29 million. The new development team is under construction on a 10-story, 359-unit apartment building with 50,000 square feet of retail at the street level that will house a Harris Teeter.
Washington Property Company is at work constructing the Solaire Bethesda, a 12-story, 139-unit apartment project, which broke ground in August. The first units at the rental building at Wisconsin and Woodmont Avenue (map) will be delivered in February 2016, with full completion by June 2016. The building will have 6,400 square feet of ground-floor retail, a two-level underground parking garage, as well as amenities including a resident’s lounge, fitness center and terraces for individual units. Twenty-one of the 138 apartments will be set aside as moderately-price rentals. This will be the third Solaire-branded rental property to deliver in the DC area in recent years.
The Darcy is an 88-unit luxury condo development from PN Hoffman and Stonebridge Carras that will be located at Woodmont and Bethesda Avenues. Construction started in April 2012 and is expected to be completed next year. The Darcy is the condominium component of the mixed-use development that will also include The Flats, a 162-unit rental project. Sales have started on the condos at The Darcy, which are priced in the mid-$600,000s all the way up to $3 million.
The Flats at Lot 31 is the rental counterpart to The Darcy. The 162-unit, five-story building at Bethesda and Woodmont Avenues will have a rooftop deck, direct access to Capital Crescent Trail and other amenities. Units are projected to average 910 square feet with delivery next year.
This 17-story, 72-unit condo development from Starr Capital also includes 100 parking spaces over four stories with ground floor retail. Units will vary in size from 900 to 3,000 square feet, and many will have floor-to-ceiling windows. The project is scheduled to break ground in the fourth quarter of 2014.
7900 Wisconsin is JBG's 17-story, 475-unit apartment building planned for 7900 Wisconsin Avenue (map) with 11,000 square feet of public-use space and 20,000 square feet of retail. Trader Joe's may be the anchor tenant at the building, though that has yet to be confirmed.
The Lauren is a 40-unit ultra-luxury condo building at 4934 Hampden Lane (map) with a penthouse that will be priced at $10.5 million. The units will range in size from 1,444 square feet to more than 6,000 square feet in the penthouse. The property is being developed by 1788 Holdings and partner Persimmon Capital Partners, and is being sold by TTR Sotheby's International Realty. Project completion is scheduled for 2016.
Construction has started on the Toll Brothers' seven-story, 60-unit condo project at 4915 Hampden Lane (map) across from the Shoppes of Bethesda.
Donohoe Development had previously planned a large office building for 8280 Wisconsin Avenue (map), the site of one of Bethesda's last gas stations, but recently requested permission to build a residential building on the site. The building would go up to 200 feet and rise four stories above its neighbor, but there is no timeline yet for development.
Prolific Bethesda blogger Robert Dyer reports that Washington Property Company is considering a potential redevelopment of several lots along the 7000 block of Wisconsin Avenue. One scenario is a large mixed-use residential building rising 145 feet. Washington Property Company is currently building the Solaire Bethesda across the street.
Bethesda Now reports that another former gas station site in Bethesda will be home to a 14-story, 225-unit apartment building from developer Bainbridge. Bainbridge is about a year from groundbreaking, according to Bethesda Magazine. Bethesda Now has reported that the building "will include a public art piece made of more than 600 LEDs meant to simulate clouds and other weather patterns."
Duball LLC and the Resmark Companies plan a 46-unit condo project near the intersection of Battery Lane and Woodmont Avenue. The developer plans to deliver the new project in 2016. The nine-story development will consist entirely of two-bedroom homes averaging about 1,500 square feet in size.
Kettler is building a 101-unit 15-story apartment building a stone's throw from the Bethesda Metro on Old Georgetown Road. The building will include 4,000 square feet of ground-floor retail. It's expected to deliver in 2015.
Toll Brothers is in construction on a luxury 55-unit condominium building in downtown Bethesda. The units will range in size from 1-bedrooms to 3-plus bedrooms, which will open for sale in early 2015 and deliver in fall 2016.
