Home sellers across DC saw good profits in recent months, but a handful of zip codes led the way.

DC-area homeowners who sold in the third quarter of 2025 saw an average profit of $180,000, per the latest report from ATTOM Data Solutions out Thursday, on par with average profits realized in the third quarter of last year.

“Profit margins remained steady and high throughout the traditionally busier summer selling season,” said Rob Barber CEO of ATTOM. “While continuously rising prices could have chased away buyers and slackened demand, the recent dip in mortgage rates may be helping to keep more people in the market.”

In certain DC zip codes, the profits were much higher than the rest of the region. In 20008, which includes portions of Cleveland Park and Woodley Park, home sellers saw profits in excess of $535,000. Like last year, profits in this zip code were driven by older housing stock selling for the first time in decades.

The second-highest profit margin was in 20016 (AU Park, Palisades, Spring Valley) at $492,000, followed by 20007, home to Burleith, Foxhall and sections of Georgetown, where the profits were $365,000. The Chevy Chase and Barnaby Woods zip code of 20015 rounded out the top four with an average $350,000 profit.

The report calculates seller gains as the difference between the median sold price for the quarter and the previous median sold price of those same units that sold; homeownership tenure is the average time between the most recent and previous sales dates for applicable units.
