The 4 Large Developments on the Boards From Anacostia to the Bridge District

As we head towards the end of the year, UrbanTurf is wrapping up its coverage of large new developments in the works around the city as we look east of the Anacostia River.
Below, UrbanTurf takes a look at the latest in the residential pipeline from Anacostia to Poplar Point. If we missed a large project in the works, please shoot us an email at editor(at)urbanturf.com.

The first phase of the massive Bridge District development in the Poplar Point area (map) opened earlier this year, with buildings including Stratos and Alula opening their doors. Atlas Brew Works and Andy's Pizza just opened last month.
The second phase will include approximately 825 residential units, 151 lodging units and about 24,400 square feet of retail. The new buildings will be located along Howard Road SE between South Capitol Street and I-295, about a quarter mile from the Anacostia Metro station (map).
With the exception of the lobbies, the ground floor along Howard Road will be devoted to retail use that will include three recessed plazas aimed to provide social spaces for retail, outdoor dining, and gathering. A specific emphasis of the building design focuses on outdoor space.
RedBrick LMD filed plans with DC back in May for a new 15-story, 272-unit apartment building with ground-floor retail at 633 Howard Road SE (map). The building will have 160 parking spaces, and approximately 101 and 18 long-term and short-term bicycle parking spots. The project -- designed by Hartshorne Plunkard Architecture and landscape architect Future Green Studio.
1603 Good Hope Road
Developer Hundred Fund appears to still have plans for a new 60-unit residential development along Good Hope Road SE. The project, designed by Square 134 Architects, would be built from the ground up at 1603 Good Hope Road SE (map). The 65-foot tall development would have retail on the cellar and first floors, as well as parking.

2502 Martin Luther King, Jr. Avenue
The Consys Group has filed plans with DC's Board Of Zoning Adjustment (BZA) for a new four-story, 36-unit residential project at 2502 Martin Luther King, Jr. Avenue SE (map).
"The Property is a prime location for multifamily use given its proximity to schools, churches, a recreation center, and to the Anacostia Metrorail Station," the BZA filing said. "In fact, this location is an ideal transit-oriented development infill parcel."
The unit mix at the development would include one- and two-bedroom apartments, and there would be retail on the ground floor. Michael Graves Architecture designed the proposed development.

1605-1607 Good Hope Road
Helin Investment has proposed a five-story mixed-use building at 1605-1607 Good Hope Road SE (map). The development, designed by Teass\Warren Architects, will have 87 apartments and 1,200 square feet of retail.
