The Massive Development at DC's Armed Forces Home Looks to Get Key Approval in June

Nearly three years ago, a development team was selected to help convert a substantial portion of DC's 272-acre Armed Forces Retirement Home (AFRH) (map) into a publicly-accessible, mixed-use extension of the surrounding neighborhood.
Now, the National Capital Planning Commission could help those development plans move forward.

The NCPC is scheduled to consider approval of the final master plan for the sprawling new development at its early June meeting.
As proposed, the 4.9 million square foot development could deliver over 3,000 units (15% of which will be affordable), roughly 300,000 square feet of retail and hospitality uses, up to one million square feet of traditional and medical office space, and over 20 acres of open space. Madison Marquette and Urban Atlantic will co-develop the site.
The master plan was originally approved in 2008, but when AFRH selected the Madison Marquette-led team to develop an 80-acre portion of the site in 2019, a review of the master plan was triggered to ensure that the document is still current. The revisions up for approval are included in Master Plan Amendment #2 and are generally minor, including a small increase in density for the to-be-developed parcel, as well as more flexibility in use and product type for the site.
