The 10 DC Neighborhoods That Saw the Highest Home Price Appreciation in 2021

As 2021 nears its end, UrbanTurf is taking a final look at the DC neighborhoods that have seen the highest home price appreciation during the year.

In the table below, we outline the ten neighborhoods that saw the largest increase in home values. In order to qualify for the list, a neighborhood had to record at least 10 sales so far in 2021. UrbanTurf used advertised subdivision statistics from Bright MLS to compile the list.

The two neighborhoods leading the way are almost adjacent to one another. Georgetown saw both sales and prices increase significantly, led by townhomes with at least four bedrooms. Observatory Circle, home to the vice president's residence, saw prices increase thanks to a rise in condo and co-op values. 

The home price growth in Michigan Park was also led by an increase in the value of detached houses while in LeDroit Park is was the attached rowhouses that pushed values up. A smattering of neighborhoods in upper NW helped round out the top ten. The housing stock in these areas is primarily larger, single-family homes which became quite popular with buyers during the pandemic.
