Over $16,000 Above Asking for a Lovejoy Loft
This south- and east-facing corner Lovejoy Loft unit found a buyer in ten days for $16,000 over the asking price. As one of the residences in a converted turn-of-the-century school near Stanton Park, the unit plays up original features like the high ceilings, polished concrete floors, color-blocked exposed brick walls, exposed HVAC and sprinklers, and tall windows. At the center of the unit, the kitchen walls stop below the ceiling and form the adjacent dining nook, and the wall that hosts cabinetry on one side doubles as the wall to the main bedroom on the other. The bathroom is self-enclosed and sits beneath a loft space accessible by ladder, and a second bedroom sits on the opposite side of the living room. The unit also comes with a parking space.

A handful of blocks from the Georgia Avenue/Petworth Metro station, this restored Petworth rowhouse sold for $120,100 above its $900,000 asking price. Constructed in the Wardman style, the front porch has a ceiling fan, and the living room has an exposed brick wall and built-in shelving on three sides of a wide doorway. The dining room has french doors leading to the wooden deck overlooking a yard area and secured parking pad. Exposed wood beams frame the kitchen ceiling, and the room also has a breakfast bar peninsula, beveled subway tile backsplash, and a hood above the stove. Exposed brick also lines the stairwell, and a partially-finished attic has exposed beams and brick walls. The finished lower level has a wet bar, a laundry room, a bedroom, and a full bath.

Under Contract in Four Days, $41,000 Above Asking
This mid-century modern house, developed by Andre Bodor and expanded by Cook Architecture, backs up to the Holmes Run Valley Stream Park in Falls Church. Clerestory windows follow the sloped roofline on three sides, and the partitions in the post-and-beam interior stop beneath the ceiling, offering the same effect. A wall of windows in the open concept kitchen and living/dining areas offer views of the stream, and the latter has a fireplace recessed in an exposed brick wall with open shelves on either side. The walk-out lower level also has a recessed brick wall fireplace, a bedroom with wet bar, a full bath, and sliding glass doors out to the tree-covered lot with stone stairs winding a path through.
