Raze Application Filed For 109-Unit Affordable Development Near Benning Road Metro

Plans for a large all-affordable development along Benning Road are moving forward.
An affiliate of The NRP Group has filed a raze application with DC to replace the building at 4401-4435 Benning Road NE (map) with a nine-story-plus-penthouse building, delivering 109 apartments. Marshall Heights Community Development Organization is also on the development team; Michael Graves Architecture is the designer.

All of the units will be affordable: 44 apartments for households earning up to 30% and 80% of area median income (AMI) and 65 residences for households earning up to 50% of AMI. The unit mix will span from studios to three-bedrooms.
Amenities will include conference and co-working space, a fitness center, and a business center, and there will also be 13 surface parking spaces and 46 long-term bicycle spaces. The site has several WMATA-related encumbrances, and the application requests relief from the height, rear yard, and parking requirements. The development will also deliver streetscape and open space improvements.
