Rare on the DC Market: Two Massive, Terraced Duplexes

Take a sidewalk survey of DC homes and you’ll notice an abundance of charming terraces. Charming, yet incredibly small. Usable terraces—those that truly add to a condo’s living space and can comfortably handle a dinner party—are much more rare. Even in newer developments downtown.
Bucking this trend, two large condos featuring a combined 1,600+ square feet of outdoor terrace space recently came on the market in Adams Morgan and Mount Vernon Square. Both are penthouse duplexes in boutique buildings.

Quincy Court Wing is a nine-unit building located at 1117 10th Street NW in Mount Vernon Square, just one block from the Convention Center. An elevator opens directly into the penthouse--the only unit in the building with two floors. It features two bedrooms (including a sitting room in the master bedroom), huge closets, floor-to-ceiling windows, family room, and four separate exterior spaces (two balconies and two private terraces). Two of those spaces have unobstructed views of the Washington Monument. All told, this condo has more than 1,200 square feet of outdoor space and, from the second level terrace, includes 360-degree views of the city. This unit has an open house this Sunday between 1:00pm and 4:00pm.

Adams Station is a six-unit building located at 2421 18th Street NW. The recently-listed penthouse loft features approximately 650 square feet of terrace and balcony space, and more than 1,700 interior square feet. As one of the taller buildings in Adams Morgan, this unit has sweeping views of the city and a direct view of the Washington Monument. The duplex also features bamboo flooring, stainless steel appliances, track lighting and custom cabinets. And, as a true loft, the unit has 14-foot ceilings and can be configured as a three bedroom, if desired.

Having spent time in neighborhoods all over DC, he knows that terraced condos like these come on the market once in a blue moon. “I’ve surveyed condos all over the city, including many newer buildings downtown, and found very few usable terraces,” he says. “Having a large exterior space in the city is very unique.”
