Pulte Reworks 106-Unit North Bethesda Office-to-Residential Project, Files Expedited Approval Plan

The plans for new residential project in North Bethesda have been reworked a bit since they were first proposed. 

Pulte has filed an expedited approval plan with Montgomery County to redevelop the vacant office building at 6001 Montrose Road, moving forward with a reworked design for the 106-unit residential project it first floated late last year.

The plan calls for razing the vacant, ten-story office building at the address and replacing it with a mix of townhouses and condos. The unit count remains at 106, but the split has shifted since the original filing to 23 townhouses and 83 condos spread across two buildings, with 15% — or 16 units — set aside as Moderately Priced Dwelling Units.

The design has also changed meaningfully since the initial submission. Where the townhouses originally fronted Montrose Road with the condo buildings tucked behind, Pulte has since flipped the layout in response to feedback from planning staff: a six-story condo building and a five-story condo building now line Montrose Road, with lobbies and secondary entrances opening directly onto the street, while the townhouses have been reorganized into two internal rows around a central alley. Both condo buildings sit atop a single level of above-grade structured parking. The project's open space is anchored by a southeast-corner urban plaza and a central community park, totaling about 11,785 square feet.

The plan calls for 170 parking spaces and at least 42 bicycle spaces. The development team will go before the Montgomery County Development Review Committee next month.
