In Price Cutter this week, we highlight recent price reductions at a restored three-bedroom Wardman in LeDroit Park and a two-bedroom loft penthouse in Capitol Hill that reminds UrbanTurf of MTV Cribs.
Three-Bedroom Restored LeDroit Park Row House With English Basement Rental Unit
When we originally featured this three-bedroom LeDroit Park home earlier this year, we wrote that with a basic business license for the rental unit in the basement, the property could be a good option for a buyer that wants a little help with what would be about $3,100 monthly mortgage payments (assuming a 20 percent down payment). Even with the two parking spaces that come with the listing and a renovated interior, the home has not found a buyer yet, and the asking price was consequently reduced by just over $20,000. Spacious Loft Penthouse in Capitol Hill
When we wrote about this loft-like unit over a year ago, we noted that it conjured up images of the pads that athletes or movie stars show off on MTV Cribs. The 2,300 square-foot penthouse in the Bryan School Lofts has 20-foot ceilings, huge windows from the property’s schoolhouse days, an enormous kitchen and living area, and a private roof terrace with views of the Capitol. The unit has been on and off the market over the last year and the listing price has dropped about $400,000 since we featured it.
- Address: 1315 Independence Avenue SE, #34 (map)
- Original Price: $1,595,000
- Current Price: $1,199,000
- Bedrooms: Two
- Bathrooms: Two
- Square Footage: 2,304
