Plans For 600 Apartments Next To Nats Park Heads To Zoning Commission

In August, UrbanTurf broke the news that a nearly 600-unit apartment project was slated for just south of Nationals Park along the Anacostia River. Plans for that development are now moving forward.
Developers MRP Realty and Florida Rock will take their plans for a pair of large residential buildings at 25 Potomac Avenue SE (map) to DC's Zoning Commission next week.

The plans call for two 130-foot residential buildings with 309 and 281 apartments, respectively, along with approximately 6,300 square feet of ground-floor retail that will sit along the water. A community dog park will be constructed between the two buildings and a garden with native plants will be located to the east of the 281-unit building.
The project, designed by SK+I Architecture with landscape design by OCULUS Landscape Architects, will have 385 parking spaces, and approximately 60 of the apartments will be set aside for those earning 60% of median family income.
The new buildings are Phases 3 and 4 of a planned unit development (PUD) that goes back a decade. Phase One was completed in 2016 when Dock 79, a 305-unit apartment building that now includes retail such as The Salt Line and All Purpose, opened its doors at 79 Potomac Avenue SE (map). Phase Two included delivery of Maren in 2020, a 264-unit apartment building next door. Phases 3 and 4 were originally planned as office, but the development team pivoted to apartments in recent years.
