A property’s proximity to a Metro station is becoming more and more of a factor as people look for their new home. However, northern Virginia real estate agents are reportedly not trumping up this location amenity, according to area broker Jeff Royce.
In a post on his blog Royce noted that many seller agents are failing to indicate in their listings how close the property is to public transit.
“Agents who list houses within walking distance of Metro Stations are NOT including that in their listings,” Royce wrote. “So when you search for them, you’re not finding them.”
Royce discovered that 52 percent of homes for sale within one mile of the Pentagon City Metro station had been entered in such a way that they would not come up in a simple search for properties that are close to the Metro. Even using the advanced search function, Royce learned that 33 percent of the homes that were within one mile of the Metro were entered in such a way that they would not show up in the same aforementioned search.
Royce noted that the best search to use if you are looking for a home close to the Metro is the geographic option which basically shows you all the properties that fall within a circle extending a mile radius around a Metro stop. He went so far as to provide those searches (he updates them regularly) for approximately 20 Metro stops in northern Virginia. See them here.
