New Renderings Show Large Warehouse Planned At NewCity Site Along New York Avenue

Douglas Development's plans to construct a new multi-use warehouse at the site of the now-defunct NewCityDC project in Ivy City are continuing to move ahead.
The developer will go before DC's Zoning Commission in October with its planned unit development (PUD) and map amendment for a 186,000 square-foot warehouse with approximately 200 parking spaces at the intersection of New York and Montana Avenues and Bladensburg Road NE (map). New renderings provide a sense of what the project will look like, even as details remain scant beyond a couple sentences in the PUD application.
"Approval of the application will facilitate the redevelopment of the PUD site with a new building that will be occupied by light industrial/distribution and office uses," the filing stated. "The building will have approximately 832 feet of street frontage adjacent to New York Avenue NE."
The plans for a chunk of the 15-acre triangular site along New York Avenue are quite a change from what was pitched a decade ago. New CityDC was originally proposed around 2015 and included a project with 550,000 square feet of retail, 156 hotel rooms, 430 apartments and 2,800 parking spaces. Prior to the PUD for the warehouse being filed last year, Paul Millstein of Douglas Development told a local ANC meeting that the large mixed-use development wasn't feasible, hence the reason for changing to the new concept.
