Early rendering of Canal Parc
A residential project is moving forward in a neighborhood where the words “new construction” are almost never heard.
DCmud is reporting that construction has begun on Canal Parc, a 34-townhouse project that will be located in The Palisades. While the project was originally planned as a collaboration between Willco Residential and The Athena Group out of New York, it was sold last year to a joint venture including Duball LLC, Buvermo Properties and Stanley Martin Companies LLC.
DCmud on the timeline and prices for the new project:
Marc Dubick, president and founder of Duball, says that the project will deliver the first townhouse to the market by the end of the year. A 2008 estimate for the sale of the townhouses was between $1.3 and $1.7 million; updated prices have not been released. Foreseeing that construction will roll along at a two-townhouse-per-month pace, Dubick predicts that the project will be complete in 17 months.
The townhouses of Canal Parc will be located on the former site of the Riverside Psychiatric Hospital on Macarthur Boulevard, and the new townhouses will have views out over the Potomac.
Duball may sound like a familiar name to some, as the Reston-based firm is developing the new Safeway and 210-unit residential project at 3830 Georgia Avenue NW in Petworth.
