Study: Small Long-Term Rentals More Lucrative Than Airbnb Rentals in DC

If you own a one- or two-bedroom rental in DC, you would make more money renting it out on a long-term basis than on short-term sites like Airbnb, according to a new study. For larger residences, it is the opposite.
RentHop and AirDNA put out a study this week that looks at whether or not landlords in major U.S. metros should list their properties as short-term rentals or standard long-term leases.

"In Washington, landlords can make 98.46% more renting their 1-bedroom out as a long term rental, 27.29% more renting their 2-bedroom out as a long term rental, 2.74% more renting their 3-bedroom out as a vacation rental, and 13.01% more renting their 4-bedroom out as a vacation rental," according to the report.
Short-term rental hosts in DC are now required to obtain a short-term rental license, but these hosts can accept guests for an unlimited number of days annually. For hosts who are not on the premises during guest stays, there is a separate vacation rental license under which there can only be guests for up to 90 days annually.
