A key approval could be coming for a new residential development on the boards for the southern edge of Adams Morgan.

DC's Historic Preservation Office (HPO) is recommending the Review Board (HPRB) approve the concept later this week for a new five-story, 31-unit residential building at 2009 18th Street NW (map). The one-story building at the site will be razed to make way for the new development, which will have two floors of underground parking.

"HPO recommends that the Board approve the project as compatible with the character of the Washington Heights Historic District and delegate permit approval to staff," the report said.

The Teass/Warren Architects-designed project is the latest plan for the 18th Street site which previously housed a restaurant. Al Fresco Grill and Tap opened back in 2023, but closed only after about a year in operation.
