On Wednesday morning, Peterson Companies and Bozzuto Development Company broke ground on The Esplanade, a 262-unit apartment building in National Harbor at 250 American Way (map).

While National Harbor has a few condo buildings and townhouses, The Esplanade is the first apartment complex for the area. National Harbor falls in the category of “greenfield” development, where an entire neighborhood springs up all at once.

The $70 million project will take about a year and a half to complete, and the developers estimate that the project will deliver in early 2015. The units in the project, designed by Heffner Architects, will vary in size from studios to two-bedrooms, and several will have terraces and patios. Amenities include a golf simulator, billiards table and game room, and a wine lounge. A recently released rendering of the exterior is above.

Who is the architect? You show a rendering with no credit to the Architect or renderer...

Dave, The project architect is Heffner Architects, which we note in the article. We have added the firm name in to the caption of the rendering. UrbanTurf

The National Harbor website as well as Buzzuto claim 317 units with and delivery of late 2014. On a side note I hope the prices are reasonable like $1,600/month

Who is the architect? Does it matter? It looks just like everything else under construction in the DC area.

I'd like to know if it will be smoke-free; so many apartment buildings are now in the DC metro area (especially the new constructions). I wouldn't live in an apartment building that wasn't smoke-free. We do now and it makes ALL the difference in the world.

Ah. I might have just answered my own question: "The community is being built to achieve LEED certification from the U.S. Green Building Council (USGBC)." Nice. 😃

Would this New Building have a swimming pool, parking, storage, and fitness room included in the condo fee? I need to make a decision very soon...
