From Arts Space to Missing Middle Housing: A Proposal Off Georgia Avenue

Another DC arts space bites the dust.
The owner of the Emergence Community Arts Collective building at 733 Euclid Street NW (map), across the street from the old Banneker High School, has applied for zoning approval to replace the structure with four townhouses. The project would require the site to be subdivided into four record lots, resulting in four by-right attached houses per the site's RF-1 (residential flats) zoning.

Dubbed “The Emergence Arts Development”, the new rowhouses will each be three stories high and contain a pair of stacked units. The units will each have 3-4 bedrooms, 3.5-4 bathrooms, and private deck space. There will also be two rear parking spaces per townhouse (one per unit). Inscape Studio is the architect; a zoning hearing has not yet been scheduled.
A huge wave of artist and studio space in DC was redeveloped about seven years ago, and the city and other neighboring jurisdictions have made efforts to create new spaces (e.g. the Hyattsville Arts District, the Brookland Artspace Lofts, the recently-delivered Artspace development in Silver Spring), although there is still a deficit.
