Five Figures Above Asking for 1,200 Square Feet
This installment of Above Asking highlights two recently-featured, similarly-sized listings in Alexandria and Takoma Park that went for five figures above asking price.
$35,000 Above Asking in Alexandria
Located on a corner lot in Alexandria's Del Ray neighborhood, this two-bedroom house offers one-level living with room to expand. The house has a front porch and a living room with double exposure, where a wide doorway leads into the formal dining room with a chair rail and a trio of windows. Both the dining room and the one-wall kitchen lead into a hall, where the back door leads out to a semi-circular stone patio, garden areas and a shed. The bedrooms share a bathroom on the other side of the main level, and a set of stairs walk up into the carpeted attic with pitched ceiling, storage, and an elevated seating area by one of the windows. The house also has an unfinished lower level with washer/dryer hookups. Listed just before Christmas, the home sold at a $35,000 premium above its original listing price.

$60,000 Above Asking in Takoma Park
Located two blocks from Takoma Park's commercial strip, a garden-like yard creates a privacy screen of sorts for a patio area beside the front door of this three-bedroom house. Inside, the living room has a diamond-patterned brick fireplace and exposed beams floating beneath the skylit, double-height vaulted ceiling. Both bedrooms on the main level have double exposure, and upstairs, the owner's suite has a tall cove ceiling and a deep walk-in closet. The house also has a screened-in rear porch with a pitched ceiling, Murphy-style built-in table, and outdoor shower. In true Takoma Park fashion, the house also comes with access to a shared driveway for six months out of the year.
