DC Releases RFP for Mixed-Use Development and New Fire Station Near Rhode Island Avenue Metro

In June, DC's Zoning Commission approved a map amendment to rezone the site of the Engine Company 12 fire station at 2225 5th Street NE and 513 Rhode Island Avenue NE (map) from the industrial PDR-2 zoning to MU-10, which would allow medium-density commercial and high-density residential development. Now, the city is moving forward with putting the property in play for potential redevelopment.

On Wednesday, the Office of the Deputy Mayor for Planning and Economic Development (DMPED) released a request for proposals (RFP) for the 30,574 square-foot site. A mixed-use development is envisioned, and any proposal will have to incorporate a new fire station facility.

“We are looking forward to providing the Edgewood and Eckington community with the housing, retail, and other amenities they deserve, while ensuring brave men and women of Engine Company 12 have a state-of-the-art facility,” Deputy Mayor John Falcicchio said in a statement.

Jair Lynch Development Partners and an affiliate of The Wilkes Company are also working on a potential redevelopment of the adjacent properties at 525 Rhode Island Avenue and in the 600 block of Rhode Island Avenue NE as Greater Mt. Calvary Church is expected to relocate to new digs across the street in the Bryant Street development.
