Despite A Slow Summer, DC Home Sales Outpacing 2024

The housing market in DC proper has been subtly resilient this year, according to new data. 

A recent Bright MLS post reports that, so far in 2025, home sales in Washington, DC are outpacing 2024, despite a sluggish summer for the market. 

"The housing market in the District of Columbia has, so far, been more resilient than many of the region’s suburban markets," Bright stated. "Year-to-date, the number of new pending contracts in the District is tracking 3.4% higher than 2024, a faster pace than many other local jurisdictions."

Another data point that is illustrative of the DC market is the percentage of sellers that are dropping prices. In DC, approximately 5.5% of listings saw a price cut last week; in contrast, almost 10% of listings in the suburbs reduced prices.

The higher than expected pace of sales in the DC market appears to be tied to higher-priced listings.

"The relative strength of the District’s market is largely tied to the robustness of the luxury housing market, which has been outperforming the overall market all year."
