For this installment of Deal of the Week, we find a two-bedroom unit on the northern edge of Dupont Circle that is the lowest priced unit of its size in the neighborhood. The duplex hit the market late last week and has a bright open living and dining area that includes a gas fireplace, hardwood floors and a small patio area off the lower level. Given its location and price, we expected this to be a popular stop on the open house circuit this past weekend. We were right. We hear that over 40 groups stopped by on Sunday.     There were about four other groups looking at this unit when I dropped by on Sunday. It definitely is a deal for the location, just wish that the bedrooms were a little bigger. For the price, though, I don't even think you can get a decent one-bedroom in Dupont.

    The closest in price to this unit is about $60K higher and it is not really even in Dupont, more Adams Morgan.

    What's wrong with it? It's not huge, but it's in a great location and looks to be in good shape. I'm baffled by the price.

    Looks like this unit is priced so low because of the views -- of a fence from the living area and underground bedroom. Plus, at 783 sq feet, it's more like a large 1 BR than a 2BR.

    @Jonathy i have a 2 BR/1 BA around the corner at 750 sf and i promise it is *just like* a 2 BR. getting a smaller place like this can make living in dupont more affordable

    @SK: the $671 includes the condo fee AND property taxes. If you look at the listings, you'll see the condo fee alone, which is $379. The estimated property tax makes up the other $292.
