DC's 18 Million-Dollar Neighborhoods

The number of neighborhoods in DC where the median home price hit or exceeded $1 million reached record levels to begin 2025. 

An analysis by UrbanTurf with data from Bright MLS found that there are 18 neighborhoods where the median home price exceeds $1 million, matching the highest number of million-dollar neighborhoods from 2022.

The three priciest neighborhoods in DC -- Kent, Burleith and Spring Valley -- are the sections of the city where home prices regularly exceed $2 million, and that remained the case in 2025. The median price in Palisades to begin the year is a little bit of an anomaly. Prices rose nearly 40% in the neighborhood as the result of some very large homes selling.

There are a couple other data "exceptions" in the chart above. Bloomingdale and Logan Circle saw prices jump over 30% to begin the year, as a result of some big ticket purchases. In contrast, the median price of about $1 million in Foxhall is well below the historic median ($1.7 million) for the NW DC neighborhood. 

Out of the 18 neighborhoods, there were nine where the median home value fell year-over-year. A few of the neighborhoods that barely missed the million-dollar list include West End and Mount Pleasant. 

Note — Median price takes into account co-ops, condos, and single-family homes.
