DC Home Prices Hit A Record For December As Sales Falter

DC home prices hit a new December high as home sales fell in the city to close out 2025. 

The latest report from Bright MLS out this morning shows that prices in the city hit $720,000 last month, a record for December and a 15% year-over-year increase. The median price is nearly $60,000 higher than the previous record set for the month set back in 2021. 

While the median price for the month could be a bit of an anomaly due to a high volume of pricey homes selling, it continues to show that despite falling sales home prices aren't budging much, and buyers are taking notice. For the month, closed sales in the city were 14% lower than December 2024, and if that continues, there will likely be downward movement with prices. 

"In 2026, we should see falling rates, improved affordability and more inventory," Dr. Lisa Sturtevant, Bright MLS Chief Economist said in a release. "Sellers should expect that buyers will have more leverage and price growth will soften further, with price drops possible in some local markets."
