DC Has Its Highest Number Of Million-Dollar Neighborhoods On Record

The number of neighborhoods in DC where the median home price hits or exceeds $1 million climbed this year to the highest level on record.

An analysis by UrbanTurf with data from Bright MLS found that there are 19 neighborhoods where the median home price exceeds $1 million so far in 2026.

The previous high-water mark for DC's million-dollar neighborhoods was 18, first reached in 2022 and matched again to close out 2025.

The three priciest neighborhoods in DC — Spring Valley, Kent and Woodley — are the sections of the city where home prices regularly clear $2 million, and that remained the case through the first eight months of 2026. A couple of neighborhoods that just missed the million-dollar list include Shaw ($980,000) and Takoma ($865,000).

This year's milestone comes even as price growth region-wide shows signs of leveling off. Bright MLS's August report put the region's overall median sale price at $640,000, up just 2.4% year-over-year and essentially flat compared to July.

The persistence of DC's priciest neighborhoods at or above $2 million, and the addition of a 19th neighborhood to the million-dollar list, underscores how uneven the region's slowdown has been: high-end, single-family-heavy pockets of the city are still setting records while the broader market cools.
