In anticipation of its grand opening this weekend, UrbanTurf got a sneak peak of Clarendon 3131, a 16-unit boutique condo development just across the Potomac River in one of Arlington’s most popular and urban neighborhoods. Located only a few blocks from the restaurants and retail of Clarendon’s main avenues, Clarendon 3131 sits on a tree-lined street that offers some peaceful separation from the area’s commercial hustle and bustle.
Living Space
Aside from two four-bedroom townhomes that bookend the building, all the units at Clarendon 3131 are two-bedroom condos. One of the first things that strikes you as enter the units is that they generously sized and well-proportioned. You have a feeling of space from the sizable living/dining area to the walk-in closets.
As would be expected of quality custom work, the units come equipped with solid core wood doors, semi-custom all-cherry cabinets and crown molding. All the kitchens sport KitchenAid Architect Series appliances and granite counters, and the layout options include either an L-shape with an island or a G-shape with room for a couple bar stools. The bathrooms feature granite stone counter tops, Travertine tile and dual-flush toilets. The upper-level units have private balconies, while the first-floor condos and both townhomes have private patios. The townhomes also include Sub Zero, Wolf and Asko appliances.
Location, Transportation & Parking
Clarendon 3131 is located at 3131 9th Road in Arlington on the corner of 9th Road and North Irving Street (map). It is just two blocks from the Clarendon Metro station on the Orange Line, and local favorites like Clarendon Ballroom, Whitlow’s On Wilson and Harry’s Tap Room are all less than a ten-minute walk away. Even in the snow, we were able to walk quickly from the building to the heart of Clarendon.
Ten of the units come with a covered parking space, four with a surface space, and the development’s two townhomes each feature two-car garages. The intersection of North Washington Boulevard and Wilson Avenue is just two blocks away, affording drivers easy access to Routes 50 and 66 for trips into the District or out to the Beltway and beyond.
Price Range for Available Units
Prices range from approximately $579,900 for a 1,195 square-foot two-bedroom unit to over $1 million for the four-bedroom townhomes. Monthly HOA fees range from $339 to $395.

Bottom Line
Like many condos, Clarendon 3131 would be a good fit for singles, couples and empty nesters. But we can also imagine couples with their first child making the building their home, since all the units are sizable two-bedrooms. And because it sits on a quiet side street, the area immediately surrounding the building is stroller and kid-friendly.
Clarendon 3131 should also attract buyers who would rather forgo expensive building amenities like a gym or pool in exchange for lower condo fees.
