With the spring housing market underway, UrbanTurf is taking its annual look at the neighborhood markets around the DC region. Today, we head to American University Park.
Here is a statistic that may tell you everything you need to know about the upper NW housing market of AU Park: nearly every house sold in the neighborhood this year went for above the original asking price. This is the case despite home prices rising nearly 19% year to year. Home sales are down notably in the neighborhood in 2022, like many other places in DC, and that is likely attributable to a paltry three-week supply of homes on the market.
- 105% -- The average sales price to original list price ratio for homes that sold this year in AU Park.
- $1.496 million -- The median sales price for a home in AU Park.
- 21 days -- The supply of homes for sale in March.
- 1.83 -- The contract ratio for AU Park in March.
