In February, we featured a fixer-upper that was taking a creative approach to marketing: agent Ed Schneider put together a portfolio of neighboring homes with similar floorplans that underwent impressive renovations. The tactic must have worked: the as-is home sold for almost $60,000 over the asking price.

Prices in Bloomingdale have been heading upwards with the rest of DC’s market, and the neighborhood is now busier than ever, with multiple new restaurants opening up on 1st Street NW. Many of the rowhouses throughout the neighborhood have been chopped up into condos to make room for the increased demand. This penthouse is an example of that demand. In under a week, this high-end unit attracted a buyer willing to pay $34,000 over asking for the two-bedroom.

Green features do abound, like extensive insulation that bring utility costs down to $20-$30 per month, a green roof, and 24 solar panels. The title must have attracted attention: the home went under contact in one week, and the sale price was more than $50,000 over asking.

This Del Ray bungalow has a cute exterior, and an interior made even better by creative owners who made good use of the many rooms: there is an office/music room, nursery and a screened-in porch. Initially, the owners put the home on the market for just $2,000 over their 2010 sale price. They must have been pleased with the current market: the home eventually sold for about $34,000 over asking.
