Above Asking: From $273,000 to $900,000 on H Street
In this week’s Above Asking, UrbanTurf takes a look at a Takoma Park bungalow, a Capitol Hill rowhouse and a home with a skyrocketing value that reflects the rising fortunes of the H Street Corridor.
A Two-Bedroom Takoma Park Special
This two-bedroom Takoma Park home hit the market in January looking “a little rough around the edges.” Five days later it disappeared, only to be relisted in August for $20,000 less than its original list price. Despite needing some updates, particularly in the kitchen, it soared above the lowered asking price and still went $20,000 over the January asking price of $400,000 after just nine days on the market.

A Rowhouse with Elbow Room in Capitol Hill
This high-end Capitol Hill rowhouse with an income suite went $16,500 over asking in mid-September after sitting on the market for about a week. The kitchens and bathrooms in the house were updated to a high standard, which may explain any competition for the property. Upstairs the bedrooms are large and high-ceilinged. Out back is a flagstone patio with room for a dining table, plus a relatively rare commodity in this neighborhood: A garage.

Updated with an Income Suite on H Street
This home’s skyrocketing value aligns with the rising fortunes of the H Street Corridor. The home originally sold in 2010 for $273,000. It was renovated and sold for a staggering $727,000 a year later. After heading under contract in just three days for $75,000 over asking when it hit the market about a month ago, its value has now reached nearly $1 million. This smaller rowhouse offers a lot of the same desirable features as the last listing: A coveted 2.5 baths and an income suite, plus an updated kitchen and bathrooms. The galley-style kitchen in the back of the house opens to an outdoor dining area and a parking pad with an automatic door that’s wide enough for two cars.
