A First Look At 166 Home Development At DC's Boys Town Campus

The plan to redevelop the former campus of an at-risk youth organization off South Dakota Avenue is coming into focus.
Urban Atlantic has filed a large tract review with DC to redevelop the former Boys Town campus at 4801 Sargent Road NE (map) into 166 single-family semi-detached homes. As part of the site work for the development, Urban Atlantic will raze many of the existing structures on the 12-acre plot, but plans to adaptively reuse the school building in the middle of the campus, and create a large open space with the new development.
All of the new residential units will be for-sale, with 10% set aside as affordable under the city's inclusionary zoning requirements. Boys Town, which was founded in Nebraska over a century ago, ceased operations at the DC campus last year.
The Office of Planning will likely review the large tract review in the coming months. If the development timeline holds, the project could deliver in 2028.
