A Key Approval For 316-Unit Project Across From Prince George's County Mall

A residential development across the street from the Mall at Prince George's just received a key approval.
Earlier this month, the Prince George's County Planning Board approved an eight-story project at 6400 America Boulevard (map) that would deliver 316 apartments above approximately 2,000 square feet of commercial space. Perseus TDC is the developer and BCT Design Group is the architect.

All of the units will be market-rate, and the distribution of the unit mix has shifted somewhat, with 154 one-bedrooms and slightly more studios than two-bedrooms making up the remainder. The building would wrap an above-ground garage with 273 vehicular parking spaces and 94 bicycle spaces, and amenities will include an interior courtyard, a yoga studio, a fitness center, and a pool deck. The developer also floated the possibility of converting a portion of the garage into a dog park if parking demand underperforms.
The developer hopes to break ground next summer and deliver in 2024. Additional images are below.
