A $10 Million Development Opportunity on Chain Bridge Road?
A large potential development opportunity west of Rock Creek Park has hit the market.
For the first time in over 50 years, the Kent Ridge estate at 2666 Chain Bridge Road NW (map) has been listed, for $9,825,000. While there are two houses included in the list price, the more interesting part of the listing may be its 1.86-acre lot, which the listing agents tout for being able to accommodate construction of two additional homes.

"Kent Ridge is available as a single compound or provides the opportunity for up to four estate lots ranging in size from 18,437 square feet to 21,683 square feet," the listing reads. As described in the listing, the four new houses could range in size from 2,975 to 4,058 square feet, each with pools and terraces, and would require razing the two existing mid-century houses on the lot.
The site's R-21 zoning is specific to the Chain Bridge Road area, supporting development of single family homes on large lots while encouraging preservation of mature trees and the neighborhood's park-like setting. At a time when the lack of housing production west of Rock Creek Park has garnered increased scrutiny, it will be interesting to see what happens with this property.
