62-Unit All-Affordable Development Pitched In Ward 7

Another all-affordable residential development is in the works off Pennsylvania Avenue SE in Ward 7. 

District Line Development is proposing to replace three single-family homes at 2318–2324 Nicholson Street SE (map) with a five-story, 62-unit residential building. The development would be fully affordable, with all units reserved for households earning up to 50% of the area median income (AMI), and a notable portion of those units designed for families. Studio 3877 designed the proposed development. 

District Line is seeking a special exception to waive the 19 parking spaces that would otherwise be required for the project, citing limited demand and the site’s proximity to transit. The property sits just a short walk from several high-frequency bus routes running along both Pennsylvania and Minnesota Avenues SE, as well as a Capital Bikeshare station near Minnesota Avenue and 25th Street SE.
